Terms & Conditions

Reservation Confirmation: A booking is only confirmed once the initial deposit or full payment is received and a government-issued ID is provided.
Payment Schedule: For stays longer than 30 days, the first month’s rent is due at booking. For shorter stays, 100% of the total is due at the time of reservation.
Security Deposit: A refundable security deposit may be held on your card 48 hours prior to arrival to cover incidental damages or violations of house rules.

Standard Policy: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
Late Cancellation: Cancellations made after the 48-hour grace period, or less than 7 days before arrival, are non-refundable.
Early Departure: No refunds will be granted for early departures or unused nights.

To maintain the "Modern & Chic" environment of Luxe Landings, guests agree to the following:

No Parties or Events: Luxe Landings enforces a strict "No Party" policy. Any gathering exceeding the maximum occupancy of the unit will result in immediate eviction without refund.
Quiet Hours: Guests must observe quiet hours from 10:00 PM to 8:00 AM in accordance with Tysons/Fairfax County ordinances and building regulations.
Smoking: All Luxe Landings properties are 100% smoke-free (including balconies). This includes tobacco, cannabis, and vaping. A minimum cleaning fee of $500 will be charged for violations.

The number of guests is limited to the amount specified in the reservation.
Subletting or assigning the reservation to another party is strictly prohibited.

Check-In: 4:00 PM (Early check-in subject to availability and fee).
Check-Out: 11:00 AM.
Unauthorized Late Check-Out: Guests who do not vacate by the designated time may be charged a fee equal to 50% of the nightly rate.

Guest Responsibility: Guests are responsible for any damage to the property, furniture, or high-end electronics beyond normal wear and tear.
Luxe Landings Liability: Luxe Landings is not responsible for the loss of money, jewelry, or valuables, nor for any physical injuries sustained on the premises.
Right of Entry: Luxe Landings reserves the right to enter the premises for emergency repairs or if there is a suspected violation of terms.

Unless specifically listed as a "Pet-Friendly" unit and a pet fee has been paid, no animals are allowed. Service animals are permitted under ADA guidelines but must be disclosed in advance.

These terms are governed by the laws of the Commonwealth of Virginia. Any disputes shall be settled in the courts of Fairfax County, VA.
